Specification

FOUNDATION :

The foundation would be partly traditional and partly RCC with Earthquake resistant structures.

WALLS :

Walls would be of country burnt bricks in CM 1:6, plastered over with CM 1:4 with wall putty and cement primer and finished with two coats of plastic emulsion. External walls shall be coated with ICI weather coat or equivalent.

CHEMICAL TREATMENT :

Anti-termite treatment would be provided.

WOOD WORK :

The frames of doors and windows would be of first class imported wood Cheruthekku / Mahagoni / Violet Angili / Plavu or equivalent. The door panels are to be of MDF . The windows are to have glazed panels with burglar bars painted with two coats of Enamel paint of approved quality over two coats of Primer. The front door is of Teak wood with design. FLOOR :

Flooring would be ceramic tiles over PCC 1:4:8.

TOILETS :

Dadoing in toilets would be provided with ordinary colour glazed tiles upto a height of 2.1m.The toilet CP fittings would be Jacquar or equivalent. Ordinary colour first quality European water closet (Cascade Model) and wash counters with polished granite and round wash basins will be provided.

OTHERS :

Common sewage treatment plant shall be provided for the project.
Individual water filter will be provided in the kitchen
Solar water heater will be provided.
Pipeline works for the disposal of waste water.
Cast iron grills with RCC top rails to balcony.

ELECTRICAL :

Modular type of switches will be provided. Reputed make electrical fittings or fixtures will be provided.

Bell push at the entrance, 3 phase power supply with concealed copper wiring (Finolex or equivalent), PVC conduits, Havel's Crabtree switches or equivalent.
Drawing/living room - 2 plug points, 2 light points, 1-5 A and 2-15 A plug, TV and telephone points, 1 fan point and 2 plug points.
Dining room - 2 light points, 1 fan point.
Kitchen - 1 light point. 2-5 A and 2-15 A plug points,1 exhaust fan point.
Bedrooms - 2 light points, 1 fan point. 2-5 A point. 1 AC point. TV and telephone points. Bathrooms - 1 light point. 1 mirror light point. 1-5 A plug point. 1 exhaust fan point. 1 geyser point.

Landscape infront of each Villa including paving with interlock cement blocks wherever necessary. Planting of flower plants and fruit bearing trees.
