Villa Design

Design Specification for Villa Owner

The villa shall have following facilities, unless the owner likes to have some other features / facilities. If the owner wishes to have additional facilities or features other than what is given below then the variation in cost shall be worked out and intimated so as to make payments prior to incurring the expenditure.
The villa  shall have 3 bed rooms with attached toilet, kitchen, drawing room, family room, dining room with a maximum of 3000 sq ft built up area which includes balcony, sit out and car shed / porch. The floor-area for ground floor should not exceed 2200 sq ft
 
Each floor height should not exceed 300 cm and there will be no false roof.
Any covered area shall be considered as built up area.
Wood work shall be a maximum of 200 cu ft finished wood.
Stair case shall be concrete with steel / wooden hand rails.
Flooring shall be with vitrified tiles of 2’X2’ size.

Slop of the roof should not exceed maximum 1/3 of span.

General Guidelines

If the villa faces any road then the view from the road should be very much eye catching.

 

Since Emerald Hills is a Gated community Township there will not be boundary wall for individual houses.

 

Minimum 1.5 meter space should be provided all around the house.

As far as possible the house should be placed minimum 6 meter from the nearby house.

Maximum space to be provided at the front entrance of the house.

 

Process, steps and timeline for Villa Owner - Architect interaction

We request villa owners to adhere to the following process and time schedule to serve you better in designing your dream home.

On booking we shall send you one questionnaire. Please fill up the same and return within 15 days of its receipt.

 

Owner shall give comments within 10 days on receipt of the first set of drawings.

 

Owner shall give second set of comments within 5 days of receipt the rev 1 drawings

Owner shall give third set of comments if any  within 5 days of receipt the Rev 2 drawings

Only 3 revisions are allowed for finalizing the villa design. Final (Rev 3) drawings shall be sent to the customer within 15 days of receipt of the third set of comments.

 

M/s HHPL’s design criteria is given in the questionnaire itself.  Cost towards any variation in design or material selection from the specification of HHPL shall be worked out and informed to the owner within 10 days of receipt of second set of comments to enable the owner in taking a final decision to furnish the third set of comments
